Property Management Services

 

  • Preview and photograph (with optional video walk-through) of your property, offer suggestions and establish a fair rental price. We will help to enhance the marketability of your property.

 

  • Promote your property on our website, Craigslist and many other rental specific websites for prospective tenants to view 24 hours a day, 7 days a week. We will discuss with you other local and global advertising opportunities best suited for renting your property quicker.

 

  • Post a sign prominently in your yard or window for the general public to see.

 

  • Show the property to unlimited prospective tenants until it is occupied.

 

  • Screen and Process rental applications thoroughly using our 10 Point Applicant Screening Process.

 

  • Review prospective tenant completed application with you prior to accepting prospective tenant.

 

  • Collect and Process monthly rent, late charges and security deposits timely. Pay fees and bills as directed. Receive your monthly owner payments via ACH, direct deposit by the 10th of each month.

 

  • Instruct tenants to call us with any problems, complaints or suggestions. Our emergency number is available 24/7 for tenant convenience and landlord security. Let us take the call in the middle of the night.

 

  • Investigate all problems and act quickly to repair or fix the situation with the least possible cost to the owner. Obtain owner permission for all normal maintenance expenses in excess of $200.

 

  • Deliver monthly statements, annual tax forms, property pictures, maintenance history, notes and bills via secure owner portal.

 

  • Communicate with you via phone, fax, instant message or EMAIL. We will make ourselves readily accessible for your needs.

 

  • Prepare and Issue the damage and security deposit disposition report. Return balance of deposit within 21 days of tenant vacating property. Prepare the home for the next occupant.

 

  • Comply with complex Federal and Local government rules and regulations.

 

  • Represent your rights in small claims court or with an attorney in Superior Court should the need arrive. We will prepare all the necessary picture and documents in order to present a comprehensively prepared case.

How it Works:

In order to keep your financials secure, we use a state-of-the-art portal system which communicates with your email.


Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.
